The Standard

Vistassure is the independent certification standard for views. Every property is scored on five measured factors, in one of four categories, against one published standard. Not a gut feeling, not a drone photo. Properties can and do fall short. That's what makes a certification mean something.

Four categories

Water

Ocean, bay or lake of at least 20 acres, or a river at least 50 ft wide.

Mountain

At least 1,000 ft of local relief, measured from where you stand.

Cityscape

A genuinely dense skyline, not a single tall building.

Landscape

Natural or cultivated land, scored on its own merits.

What we measure

Five factors, every category.

Certification tiers

Every property that scores 70 or above is Vistassure CertifiedSM. Stars show how far above the bar the view scored.

Sample field report

An excerpt of the report every certified property receives, worked here on a real mountain-view deck. On a certification visit every number is measured on site, with bearings from a GPS-tagged theodolite and distances by line of sight to a named subject. For this demonstration, bearings and distances are estimated from a single listing photo, then scored against the standard.

05 Path to 2 Stars

Every report shows what is holding the score back. For this deck, four fixes the owner controls would lift it ten points.

  • Take the string lights out of the view corridor (O1)+3
  • Move the light pole outside the open arc (O2)+1
  • Limb up the left tree stand to reopen a ~15° secondary arc toward 240°+4
  • Trim one oak limb to open the primary bedroom's sightline+2
  • Re-scored composite83 · Certified (2 Stars)

The conservative case

Every score reflects the view at its worst reasonably foreseeable condition: full summer foliage, not the bare winter trees in your listing photos. That's disclosed on every certificate.
